Boca has two very different kinds of garage. East of Federal Highway, in neighborhoods like Old Floresta, Boca Square and the streets around Palmetto Park Road, many houses are older, with single car garages, low headroom and in some cases extension springs running along the sides of the door instead of a torsion bar overhead. Those doors need a different repair than a modern one, and the salt air this close to the ocean rusts springs, cables and track faster than inland. West of I-95 the city is mostly planned communities and country clubs built from the seventies onward, with two and three car garages, side load doors and heavier carriage style panels. A lot of those houses are still running the springs, rollers and opener the builder installed, which is why a single broken spring there so often turns out to be the first of several worn parts. A broken torsion spring is the most common call we get. We replace springs in matched pairs, size them to the real weight of your door rather than copying whatever the builder put in, rebalance the door and test it by hand before the opener goes back on. Most jobs run $200 to $500 installed.
When a cable frays at the bottom bracket or slips off the drum, one side of the door drops and the door hangs crooked in the opening. We replace both cables as a set, check the drums and brackets, re-level the door and make sure it travels square.
Stripped drive gear, dead logic board, safety eyes out of line, or a remote that stopped talking to the unit. Repairs typically run $150 to $300. A new opener supplied and installed is usually $350 to $650 depending on the drive. A belt drive is worth it when there is a bedroom over the garage.
A door knocked off its track by a bumper or a failed roller is not something to force with the opener. We secure the door, reseat the rollers, straighten or replace bent track and check the hinges before we hand it back.
A replacement door in Palm Beach County needs a building permit, an inspection and a door with a Florida Product Approval rated for the wind pressure at your address, and most Boca communities also want architectural approval before anything is ordered. We give you the product sheet and approval number for your board, then install once it clears. If the job is over $2,500 your contract includes the Florida construction lien law notice, and we walk you through it first. Single doors typically run $700 to $2,000 installed, doubles $1,200 to $4,000.
Heat, humidity and summer storms are hard on a garage door. We lubricate the springs and bearings, tighten hardware that has shaken loose, check the rollers and cables and reset the opener force and travel limits. Most tune ups run $90 to $150.
